We’ve meticulously restored this country cabin with new amenities, a modern aesthetic and blazing fast Fiber optic WiFi. Franklin is an amazing location for exploring the West Catskills and includes many breweries, restaurants, hiking trails and antique shops. We’re 3 miles outside Franklin, 15 minutes from Walton NY and 30 minutes from the Baseball Hall of Fame in Cooperstown, NY.

Nestled among Hemlock trees & steps from a 30 ft waterfall is our cozy A-frame cabin. Sitting on 33 private acres connected to state land, enjoy waterfall views while sipping coffee in front of the fireplace. The casita was intentionally designed to feel like a home away from home. In summer, cool off in the waterfalls & private streams, in autumn take in the stunning foliage & in winter ski/snowboard at Belleayre (25 mins away). Alder Lake & the Pepacton Reservoir fishing are a 10 min drive.

Only 45 Minutes from Cooperstown Dreams Park and 22 Minutes from Cooperstown All Star Village in Oneonta. Take it easy at this unique and tranquil getaway. Enjoy a sunset from the private porch off of the two bedroom loft. Walk our private trails and watch a sunset from the dock. You can request a camp fire or outdoor movie on our screen for your family's entertainment. Plenty of room and relaxation to be had here! You will have access to a pavilion with kitchen, BBQ grill and outdoor seating.

Located on a quiet, beautiful country road in Unadilla, NY sits our cozy 900 sq ft Hilltop Camp with an incredible view that lets you see for miles. We are a few short minutes from Gilbertsville Farmhouse, Far View Farms, and conveniently located to Cooperstown All Star Village (17 miles/25 min.) and Cooperstown Dreams Park (37 miles). Copes Corner Park is 3 miles away where you can fish or launch a kayak. The Unadilla Drive-In, breweries, snowmobile trails, and places to hike are also nearby.

Heating is from a wood-burning stove, there is no AC. The bath house is a separate structure from the cabin, up a hillside with stone steps. Cooking is via charcoal grills, small outdoor kitchenette or fire.
