CONSTRUCTION NOTICE UNTIL NOVEMBER 17: Next door to me there is currently a house being constructed, which is about 6 feet away from my house. The City of Providence allows for construction noise between the hours of 7:00 a.m. & 8:00 p.m. The pricing is a great deal for the space, so please read on if this would not be an issue for you! If this will have a negative impact on your stay, please do not book this apartment.

This is a charming, private 2nd floor apartment that has two levels. The kitchen, living room & dining area and bathroom are on the 1st level. The two bedrooms are on the upstairs level. Please note that this is a compact apartment in an old building. There are two sets of stairs which are narrow and steep, one to enter this apartment, and the other within the apartment to get to the bedrooms (see photos). Both bedrooms have brand new queen size beds with high quality comfortable mattresses and hotel quality linens. Towels and organic toiletries are provided. Also have an emergency supply box in case you forgot something! The kitchen is equipped for cooking. There is a drip coffee maker, stovetop espresso pot, toaster, microwave, dishwasher, stove, pots/pans, utensils, dishes, etc. Coffee, tea, filtered water, and basic condiments are present for guests to use. The apartment has a smart TV with a Roku device (Netflix, YouTube, PBS, Amazon, Hulu, etc.) and wireless internet. No cable TV/broadcast TV. There is an iron & ironing board and plenty of hangers with full guest use of the huge walk-in bedroom closet. The dining table is a dropleaf, and can open up to seat 4-6. There are extra dining chairs in the closet. Relax in nice weather in the backyard sitting area under the grape arbor. Smoking is allowed outside. A washer and dryer are available for free guest use in the basement. Bicycles can also be stored in the basement. A dedicated off-street parking space is included for guests in a lot one block from house. You can park on the street in front of the house during the day, but overnight parking on the street is not allowed (could get a ticket) so you will need to move the car into the lot at night. Check-in time earlier than the usual 4:00 P.M. is possible if another guest is not checking out on the same day as your arrival, or bag drop off can be arranged (send me a message if you need earlier time). I welcome 2-3 night, weekly, or monthly guests (see the listed discounts that I offer for longer stays)! Families with older children or infants are welcome, but the apartment is not suitable for crawling toddlers or very young children (due to floors being rough & the place not being generally childproof).

Please note the following inconveniences: SEE CONSTRUCTION NOTICE STATED ABOVE. The bathroom has a refinished cast iron tub with shower for standing or hand-held nozzle, so the shower does require stepping up over side of tub. The bathroom is very small & narrow (see photos). The bathroom sink is super tiny, but fine for brushing teeth, washing hands and shaving. For a good face washing, I use the bathtub faucet or one could use the kitchen faucet. The living room, where the flatscreen TV is located, is small and has furnishings that are of quality, but they are small & fitting to the space as shown in photos -- not the greatest for extensive lounging. Unfortunately, I cannot really fit a plush sofa for full lounging in that living room. As stated under "Amenities", there is not cable TV for broadcast television, but there is a Roku player with Netflix, YouTube, PBS and other apps. I recommend that you bring slippers because the floors are old wide plank, which can be cold and rough for stocking feet (this is an old house & RI winters can be very cold). The heating - A/C system has new wall based units. In the winter during cold spells, it is more chilly in the living room, where there is a space heater to use as needed. The bathroom has a wall heater. The wall unit A/C's on both levels will keep you cool & comfortable during warmer months. I hope to be as accurate as possible in my description! The overnight parking spot is located one block from house & is down a hill. Guests, please let me know if there is anything that I have overlooked. I do not want anyone to have an unpleasant surprise. I wish that you are pleasantly surprised and have a wonderful time here!

LOVE LOVE LOVE this house in Providence. ADORE Molly! Soon after I booked this unit I got an email from Molly giving me all the details about the house and the area. She had it all covered - shopping, dining, walks, details about the area, and everything we needed to know about the house and the unit. Before we'd even thought about packing our bags I was making a list of places to check out on her recommendations. If that didn't sell me, an email I got a couple of months before our stay did. It turns out that there would be construction at the house next door. If the noise would be a problem, Molly graciously offered to let us out of the booking. This is now noted on the listing, but at the time of my booking, Molly didn't expect that the construction would begin. Construction doesn't bother us - and the place looked adorable so we kept our booking. Our only concern was parking (because you can't park on the streets overnight) - but parking was not impacted by the work next door. There were no noise issues for us at any time that we were in the unit. Molly's got the whole house - and it's two AirBnB units. We had the larger of the two units which occupies the top two floors. The place is amazing. It feels like a French flat! The place is decked out in an eclectic mix of styles that makes the unit feel like a home and not a sterile motel room. So many cute decorative touches. I loved the artwork on the walls as well. It really all just spoke to me. We walked in and felt transported! Molly warns that the steps to the front door of the unit and to the bedrooms on the third floor are steep. They are indeed steep and windy - but to us this added to the charm. I will suggest you keep a downstairs light on when you go to bed so that you can navigate the stairs if you need to use the bathroom (it's downstairs) during the night. The kitchen is completely outfitted soup to nuts, the bathroom included soap, shampoo, body wash, and conditioner, and the beds were very comfortable. If you've forgotten something, Molly has it covered. There's a private backyard with a pergola , table and chairs. It's a lovely place for a quiet drink before dinner. Molly answered all emails immediately. We were lucky enough to met her one day outside the unit - and we enjoyed a brief chat. She was taking care of the house - and making sure the garbage and recycling pails were out for collection. We will be in Providence again soon - and I'll be booking this unit again just as soon as I firm up the dates of that trip!

I was in Providence to visit Brown University. This place was great. You could walk everywhere you needed to go (including Brown ~20 mins). Plenty of yummy places to eat nearby. Very cozy neighborhood. Apartment is comfy, access is easy, neighborhood feels safe. There are tight stairs which are visible in the pics. If you're looking for cozy vintage comfort this is just the place. If you're looking for sleek and modern, it might not be for you. I absolutely loved the clawfoot tub and tiny bathroom sink. Host is super helpful and available through the app.

Molly’s place was excellent! My fiancé and I and another couple stayed there for the weekend while we were in providence for a wedding. Perfect location, walking distance to many restaurant and bars and fun to walk around Brown’s campus. Molly was very communicative before and during our stay and made sure we had everything we needed. No complaints at all!

I stayed in both of Mary's B&B's and she is super accommodating! Also Mary has great taste in decor, both places are stylish and comfortable and make for a really warm and relaxing atmosphere. And her list of recommendations is thorough af. The neighborhood is rad, walking distance to GREAT FOOD & COFFEE. Plus super cheap lyft/ubers to nearly every other fun neighborhood. Made for an ideal visit!

Mary E's place is just as she describes, and immaculately clean, well-provisioned (down to the beers in the fridge and coffee for the morning), and really charmingly decorated and comfy. 15 min walk to campus, quiet neighborhood and in walking distance to some yummy restaurants and cute shops. I'd definitely stay there again!

This place was great with lots of space and comfy beds. The parking spot was a plus - nice not to have to worry about our car. Stayed at Molly's while visiting Ivy League schools with my HS Senior. This was a quick trip to and from Boston (MA) and an easy drive to Yale (CT). Brown was super close too. The food near by was delicious (sushi, tacos, and the bakery were excellent). Love this place and would stay here again. A great place and location. NOTE: The bathroom is tight and the stairs into the apartment and up to the bedrooms are steep - I would not recommend for anyone with small children or walking/vertigo issues.
