It has a separate private entrance and a private driveway (with a carport). Relax in the fully fenced sunny patio/grass area. It's a short walk to a local café, dairy, takeaways, dog park, and river walks and only 200 meters to a bus stop to take you into the CBD. There is a queen-size bed in the bedroom, and the unit has full laundry facilities.

The space is a renovated 1960's timber home. It has 3 bedrooms, each with a double bed. It is 80sqm in size (about 4 x Average hotel room size) with a full kitchen. There is room for hanging clothes in 2 of the bedrooms. Each bedroom has a wall heater. We do our best to keep the property maintained but it is older. However, it is clean, comfortable and convenient to Hamilton CBD (about a 7minute walk), Lake, Hamilton Gardens and roads north and south to New Zealand's great attractions.

Unwind with a fresh brew on the private deck overlooking the pool & garden, or take a short walk up to Tills Lookout for panoramic views, or a little further for stunning rural views including Mt Pirongia. Perfect for exploring the area or a work trip - it is close to Claudelands, the city centre, Wintec, and Waikato Stadium - it's an easy day trip to Hobbiton and Waitomo Caves. The University and Waikato Hospital are a 10-minute drive. The house is secure and warm with great linen and amenities. The property is fully fenced with plenty of outdoor space including outdoor dining and a BBQ.
